M Aurora Floor Plans & Unit Layouts

The M Aurora Type A floor plan is the entry layout: a single bedroom plus a flexi/study room (the "+1") that doubles as a home office, nursery or second sleeping space. An open-plan living, dining and kitchen zone keeps the 556 sqft efficient and bright, with one full bathroom.

The 737 sqft is laid out for a comfortable living/dining run and a separate kitchen.

Who it suits: Couples and small families for own-stay; and investors targeting professional sharers — two proper bedrooms with two baths rent well to working adults near the KTM line.

The Type D floor plan is the flagship three-bedder in Tower B: three bedrooms, three bathrooms and a balcony, so every bedroom can have its own bath — ideal for families or for room-by-room rental. At 916 sqft it carries a full family living/dining area while still being efficient enough to remain attainable.

Who it suits: Growing families for own-stay; and co-living investors for yield — three en-suite-friendly rooms convert cleanly into a managed, room-by-room rental. Returns are indicative and not guaranteed.

The Type C floor plan is Tower A's efficient three-bedder: three bedrooms, two bathrooms and a balcony in 858 sqft — a more compact three-bed than Type D, keeping the entry into a family layout lower while still giving each child a room. A great middle ground between the two-bed Type B and the larger three-bed Type D.

Who it suits: Families wanting three rooms at a lower entry than Type D for own-stay; and investors who value a balcony and an efficient footprint near the KTM stations.

The Type E floor plan is the largest M Aurora layout — a full four-bedroom, three-bathroom home with a balcony, exclusive to Tower A. At 1,019 sqft it is built for larger or multi-generational families who want freehold space minutes from the city, with room for everyone plus a study or guest setup.

Who it suits: Larger and multi-generational families for own-stay who prioritise space and a freehold KL address over the lowest entry price; less common as a pure yield play given the larger quantum.
